Routine Inspection and Condition Assessment
Why Inspections Matter
An EPDM roof that is inspected and maintained regularly will last 25-30 years or more. One that is neglected may fail in 15 years or less - not because the membrane degraded, but because minor problems (open seam edges, clogged drains, damaged flashing) were allowed to progress into major leaks and substrate damage. Manufacturer warranties typically require inspections at least twice per year to remain valid.
The Inspection Checklist
A thorough EPDM roof inspection covers every component of the system. Walk the entire roof systematically, starting at one corner and working in parallel lanes to ensure full coverage.
Membrane field:
- Look for punctures, cuts, tears, and abrasion marks
- Check for blistering (raised areas where air or moisture is trapped beneath the membrane)
- Look for membrane shrinkage - the sheet pulling away from flashings or edge details
- Note any ponding water areas (standing water 48 hours after rain)
Seams:
- Probe all accessible seam edges with a blunt tool - any lifting indicates adhesive failure
- Check for fishmouthing (membrane curling away from the seam line)
- Inspect T-joint cover strips for adhesion and sealant integrity
Flashings and penetrations:
- Verify all termination bar sealant is intact - no gaps, cracks, or missing beads
- Check pipe boot clamps for tightness and collar seal integrity
- Inspect inside and outside corners for separation or wrinkling
- Verify wall flashing extends minimum 8 inches above roof surface
Drainage:
- Clear all drains, scuppers, and gutters of debris
- Verify drain sumps are not clogged or collapsed
- Check overflow drains (secondary drainage) for obstruction
Documenting Findings
Every inspection should produce a written report with:
- Date of inspection and weather conditions
- Name of inspector
- Overall roof condition rating (good, fair, poor)
- Specific deficiencies with location descriptions or marked-up roof diagrams
- Photographs of all deficiencies
- Recommended corrective actions and priority levels
This documentation is required by most manufacturer warranty programs and protects the building owner in warranty claims.
Inspect EPDM roofs at least twice per year - once in spring and once in fall. Probe every seam edge, check all flashing sealant, clear all drains, and document every finding with photographs and a written report.
